NOTICE OF SHERIFF’S SALE

Notice is given that on the 21 day of October, at 10:00 am, in the Court Room at the Sheriff’s office at 201 S. Cherokee, in the City of Claremore, Rogers County, Oklahoma, the Sheriff of said County will offer for sale and sell, with appraisement, for cash, at public auction, to the highest and best bidder, all that certain real estate in Rogers County, Oklahoma, to-wit:
Lot 3 in Block 1 of HAMILTON CROSSING, an Addition to the City of Catoosa, Rogers County, Oklahoma, being part of the NE 1/4 of the SE 1/4 and a part of the SE 1/4 of the NE 1/4 of Section 20,Township 20 North, Range 15 East of the I.B.&M., according to the Recorded Plat thereof;
subject to unpaid taxes, advancements by Plaintiff for taxes, insurance premiums, and expenses necessary for the preservation of the subject property, if any, said property having been duly appraised at $191,000.00. Sale will be made pursuant to a Special Execution And Order Of Sale issued in accordance with judgment entered in the District Court of Rogers County, Oklahoma, in Case No. CJ-2010-228, entitled U.S. Bank National Association, as Trustee, Plaintiff, vs. Jennifer Gitzinger, Tom A. Gitzinger, Epheran Redden a/k/a John Doe, Shelby Redden a/k/a Jane Doe, Shaun Nichelson a/k/a John Doe, Catheryn Nichelson a/k/a Jane Doe, Mortgage Electronic Registration Systems, Inc. as nominee for Colorado Federal Savings Bank, its successors and assigns, being all of the Defendants and persons holding or claiming any interest or lien in the subject property.
