NOTICE OF SHERIFF’S SALE
Notice is given that on the 7 day of February, 2013, at 10:00 am, in the Court Room at the Sheriff’s office at 201 S. Cherokee, in the City of Claremore, Rogers County, Oklahoma, the Sheriff of said County will offer for sale and sell, with appraisement, for cash, at public auction, to the highest and best bidder, all that certain real estate in Rogers County, Oklahoma, to-wit:
A TRACT OF LAND IN THE NE/4 OF NW/4 OF SECTION 23, TOWNSHIP 24 NORTH, RANGE 18 EAST OF THE I.B.&M., ROGERS COUNTY, OKLAHOMA ACCORDING TO THE U.S. GOVERNMENT SURVEY THEREOF MORE PARTICULARLY DESCRIBED AS FOLLOWS; COMMENCING AT THE NORTHEAST CORNER OF SAID NE/4 OF NW/4; THENCE S 01˚43’51” E. FOR A DISTANCE OF 210.25 FEET ALONG THE EAST LINE OF SAID NE/4 OF NW/4 TO A POINT ON THE NORTHERLY RIGHT OF WAY OF U.S. HIGHWAY NO. 66; THENCE S 50˚40’31” W FOR A DISTANCE OF 366.33 FEET ALONG SAID RIGHT OF WAY TO THE POINT OF BEGINNING; THENCE N 57˚52’22” W FOR A DISTANCE OF 569.53 FEET; THENCE S 41˚44’01” W FOR A DISTANCE OF 415.47 FEET; THENCE S 57˚52’22” E FOR A DISTANCE OF 489.12 FEET TO A POINT ON THE NORTHERLY RIGHT OF WAY OF U.S. HIGHWAY NO. 66; THENCE ALONG A CURVE TO THE LEFT HAVING A RADIUS OF 7094.00 FEET AND AN ARC LENGTH OF 406.61 FEET; BEING SUBTENDED BY A CHORD OF N 52˚19’02” E FOR A DISTANCE OF 406.55 FEET ALONG SAID RIGHT OF WAY; THENCE N 50˚40’31” E FOR A DISTANCE OF 29.61 FEET ALONG SAID RIGHT OF WAY TO THE POINT OF BEGINNING;
subject to unpaid taxes, advancements by Plaintiff for taxes, insurance premiums, and expenses necessary for the preservation of the subject property, if any, said property having been duly appraised at $110,000.00. Sale will be made pursuant to a Special Execution And Order Of Sale issued in accordance with judgment entered in the District Court of Rogers County, Oklahoma in Case No. CJ-2012-417, entitled PNC. Bank, National Association, Plaintiff, vs. James W. Williams and Tina Williams, being all of the Defendants and persons holding or claiming any interest or lien in the subject property.
