NOTICE OF SHERIFF’S SALE

CJ-2012-240

Notice is given that on the 29 day of November, 2012, at 10:00 am, in the Court Room at the Sheriff’s office at 201 S. Cherokee, in the City of Claremore, Rogers County, Oklahoma, the Sheriff of said County will offer for sale and sell, with appraisement, for cash, at public auction, to the highest and best bidder, all that certain real estate in Rogers County, Oklahoma, to-wit:

A tract of land in the Southeast Quarter of the Northeast Quarter (SE/4 NE/4) of Section Three (3), Township Twenty-Two (22) North, Range Seventeen (17) East of the Indian Base and Meridian, Rogers County, Oklahoma, being more particularly described as follows: commencing from the Northeast Corner of the SE/4 of the NE/4 of said Section 3; thence North 89 Degrees 36’13” West along the North Line of said SE/4 of the NE/4 for a distance of 217.8 Feet to the Point of Beginning; Thence South 00 Degrees 53’57” West for a distance of 150 Feet; thence North 89 Degrees 36’13” West for a distance of 217.8 Feet; Thence North 00 Degrees 53’57” East for a distance of 150 feet to a point on the North line of the SE/4 of the NE/4; thence South 89 degrees 36’13” East along said North Line for a distance of 217.8 Feet to the point of beginning.

subject to unpaid taxes, advancements by Plaintiff for taxes, insurance premiums, and expenses necessary for the preservation of the subject property, if any, said property having been duly appraised at $76,000.00.  Sale will be made pursuant to a Special Execution And Order Of Sale issued in accordance with judgment entered in the District Court of Rogers County, Oklahoma, in Case No. CJ-2012-240, entitled CitiFinancial Services, Inc., Plaintiff, vs. Deborah Markle, Willie Markle, Jane Doe, as occupant of the premises a/k/a Amy Markle, HSBC Bank USA, N.A., as Trustee for the Registered Holders of Renaissance Home Equity Loan Trust 2006-and The Delaware Tribe of Indians, being all of the Defendants and persons holding or claiming any interest or lien in the subject property.
