NOTICE IS GIVEN to Jeffrey Smith; Michele Smith; John Doe, Occupant; Mortgage Electronic Registration Systems, Inc., as nominee for Homecomings Financial Network, Inc., its successors and assigns that on April 11, 2013, at 10:00 o’clock, a.m., in the Court Room located at the Sheriff’s Office at 201 S. Cherokee in Claremore, Rogers County, Oklahoma, the Sheriff of said County will offer for sale and sell for cash at public auction to the highest and best bidder, with appraisement all that certain real estate in Rogers County, Oklahoma, to wit:
LOT 4 IN BLOCK 7 OF DIXIE ESTATES, A SUBDIVISION OF SECTION 6, TOWNSHIP 20 NORTH, RANGE 16 EAST OF THE I.B. AND M., ROGERS COUNTY, OKLAHOMA, ACCORDING TO THE RECORDED PLAT THEREOF.

subject to taxes and tax sales, said property being duly appraised at $133,000.00.
Sale will be made pursuant to an Order of Sale issued upon a judgment entered in the District Court of Rogers County, Oklahoma, in Case No. CJ-2012-327, wherein LNV Corporation is Plaintiff and Jeffrey Smith is/are Defendant(s) to satisfy said judgment in the sum of $118,930.77 together with interest at 10.2% per annum from September 1, 2011, including late charges, $1,800.00 for attorney’s fee, $490.00 advances for title search, taxes, insurance, property preservation and all costs of this action accrued and accruing.
The addresses of the Defendant(s) Michele Smith, and her/his/their unknown successors are unknown to the Plaintiff.
