NOTICE OF SHERIFF’S SALE

CJ-2010-115

Notice is given that on the 2 day of May, 2013, at 10:00 am, in the Court Room at the Sheriff’s office at 201 S. Cherokee, in the City of Claremore, Rogers County, Oklahoma, the Sheriff of said County will offer for sale and sell, with appraisement, for cash, at public auction, to the highest and best bidder, all that certain real estate in Rogers County, Oklahoma, to-wit:

A tract of land in the NE 1/4 of Section 27, Township 21 North, Range 16 East of the I.B.& M.; Rogers County, Oklahoma, according to the US. Government Survey thereof, more particularly described as follows:  Commencing at the Northeast corner of said Section 27; thence N 89 deg 33’00” W along the North line of said Section a distance of 408.00 feet; thence S 00 deg 09’00” W a distance of 209.00 feet; thence N 89 deg 33’00” W a distance of 153.00 feet; thence S 00 deg 09’00” W a distance of 601.48 feet to a point on the Northerly right-of-way line of the Union Pacific Railroad; thence N 43 deg 07’00” W and along said Railroad right-of-way a distance of 699.38 feet to the point of beginning; thence continuing N 43 deg 07’00” W a distance of 418.84 feet to point where the Union Pacific Railroad and the North line of said Section intersect; thence S 89 deg 33’00” E and along said North line a distance of 287.08 feet; thence S 00 deg 09’00” W a distance of 303.49 feet to the point of beginning,

subject to unpaid taxes, advancements by Plaintiff for taxes, insurance premiums, and expenses necessary for the preservation of the subject property, if any, said property having been duly appraised at $115,000.00.  Sale will be made pursuant to an Alias Special Execution And Order Of Sale issued in accordance with judgment entered in the District Court of Rogers County, Oklahoma in Case No. CJ-2010-115, entitled Bank of America, N.A., successor by merger to BAC Home Loans Servicing, L.P. fka Countrywide Home Loans Servicing, L.P., Plaintiff, vs. Jimmy James Wever, Jr., Spouse, if any, of Jimmy James Weaver, Jr., John Doe, Jane Doe, being all of the Defendants and persons holding or claiming any interest or lien in the subject property.
