NOTICE OF SHERIFF’S SALE
Notice is given that on the 28 day of March, 2013, at 10:00 am, in the Court Room at the Sheriff’s office at 201 S. Cherokee, in the City of Claremore, Rogers County, Oklahoma, the Sheriff of said County will offer for sale and sell, with appraisement, for cash, at public auction, to the highest and best bidder, all that certain real estate in Rogers County, Oklahoma, to-wit:
A part of the NE/4 of NW/4 of Section 26, Township 22 North, Range 16 East, described as follows: Beginning at a point 809.49 feet West of the quarter corner between Section 23 and 26, Township 22 North, Range 16 East, for a point of beginning, which is also located on the Easterly boundary line U.S. highway 66 as now located, thence due East 211 feet, thence South 90 degrees for a distance of 194 feet, thence West 90 degrees 468 feet to a point on Easterly boundary line of said U.S. highway 66 as now located, thence in a Northeasterly direction along Easterly boundary line of said highway 66 for a distance of 322 feet to the point of beginning, less and except the East 75 feet thereof; and part of the NE/4 of NW/4 of Section 26, Township 22 North, Range 16 East, described as: Beginning at a point 809.49 feet West of quarter corner between Section 23 & 26, Township 22 North, Range 16 East, on line of U.S. Highway 66, thence East 136 feet for place of beginning, thence South 90 degrees 194 feet, thence East 75 feet, thence North 194 feet, thence West 75 feet to the place of beginning, Rogers County, State of Oklahoma, less and except easements of record and Oklahoma department of highways right-of-way;
subject to unpaid taxes, advancements by Plaintiff for taxes, insurance premiums, and expenses necessary for the preservation of the subject property, if any, said property having been duly appraised at $94,000.00. Sale will be made pursuant to a Special Execution And Order Of Sale issued in accordance with judgment entered in the District Court of Rogers County, Oklahoma, in Case No. CJ-2012-110, entitled Bank of America, N.A., Plaintiff, vs. Sharon L. Long, Spouse, if any, of Sharon L. Long, John Doe, Jane Doe, American General, being all of the Defendants and persons holding or claiming any interest or lien in the subject property.
