NOTICE IS GIVEN to Michael Shayne Brown; Amie Brown; John Doe, Occupant; Argent Mortgage Company, LLC; State of Oklahoma ex rel Oklahoma Tax Commission; United States of America ex rel Internal Revenue Service that on January 10, 2013, at 10:00 o’clock, a.m., in the Court Room located at the Sheriff’s Office at 201 S. Cherokee of the County Courthouse in Claremore, Rogers County, Oklahoma, the Sheriff of said County will offer for sale and sell for cash at public auction to the highest and best bidder, with appraisement, all that certain real estate in Rogers County, Oklahoma, to wit:

The West 300 feet of the East 542 feet of the North 305 feet of the N/2 of the N/2 of the SE/4 of the NE/4 together with a 25-foot road easement along the South line of said tract and along the South line of the East 242 feet of the North 305 feet of the N/2 of the N/2 of the SE/4 of the NE/4, ALL in Section Thirty-five (35), Township Twenty-one (21) North, Range Fifteen (15) East of the Indian Base and Meridian, Rogers County, State of Oklahoma, according to the U.S. Government Survey thereof, containing 2.10 acres of land, more or less,

subject to taxes and tax sales, said property being duly appraised at $300,000.00

Sale will be made pursuant to an Order of Sale issued upon a judgment entered in the District Court of Rogers County, Oklahoma, in Case No. CJ-2011-767, wherein Deutsche Bank National Trust Company, as Trustee for Argent Securities Inc., Asset-Backed Pass-Through Certificates, Series 2005-W2 is Plaintiff and Michael Shayne Brown and Amie Brown is/are Defendant(s) to satisfy said judgment in the sum of $393,514.61 together with interest at 2% per annum from May 1, 2011, including late charges, $1,800.00 for attorney’s fee, $250.00 advances for title search, taxes, insurance, property preservation and all costs of this action accrued and accruing.
