NOTICE OF SHERIFF’S SALE

Notice is given that on the 22 day of April, 2010, at 10:00 am, in the Court Room at the Sheriff’s office at 201 S. Cherokee, in the City of Claremore, Rogers County, Oklahoma, the Sheriff of said County will offer for sale and sell with appraisement, for cash, at public auction, to the highest and best bidder, all that certain real estate in Rogers County, Oklahoma, to-wit:
Lots 23 of COUNTRY LANES II, a Subdivision in Section 6, Township 22 North, Range 15 East of the I.B.&M., Rogers County, Oklahoma, according to the recorded Plat thereof; HUD label number TXFLY12A37584-CG12 AND TXFLY12B37584-CG12, 2001 CARRIAGE HILL FLEETWOOD DOUBLEWIDE MOBILE HOME, VIN #RAD1274238 RAD1274239, land and house which is affixed to and made part of the real property;
subject to unpaid taxes advancements by Plaintiff for taxes, insurance premiums, and expenses necessary for the preservation of the subject property, if any, said property having been duly appraised at $55,000.00. Sale will be made pursuant to a Special Execution And Order Of Sale issued in accordance with judgment entered in the District Court of Rogers County, Oklahoma, in Case No. CJ-2009-901, entitled BAC Home Loans Servicing, L.P. fka Countrywide Home Loans Servicing, L.P., Plaintiff, vs. Robert T. Channel, Dana L. Channel, John Doe, Jane Doe, State of Oklahoma, ex rel., Oklahoma Tax Commission, being all of the Defendants and persons holding or claiming any interest or lien in the subject property.
